Residential billing lets condo property managers and building operators rebill each charging session to the correct resident. watt.ma automatically attributes every kWh consumed to the driver’s unit (apartment, lot, parking space) and generates monthly invoices at the end of each cycle.

Set up a condo

Create a condo site

In Charge Points > Sites, click New site and choose the Condo / Building type. Fill in the address, property manager, and total number of units (lots).

Declare units and residents

Add each unit (for example apartment A-101, lot 42, space P-15) and link the matching resident: name, email, preferred payment method. Residents receive an invitation to activate their RFID card or mobile app account.

Assign chargers to the site

Link the charging stations to the condo site. Chargers can be shared (accessible to all residents) or private (dedicated to a specific unit, for example a charger installed on a private parking space).

Choose the rebilling model

Select the billing model: passthrough of the actual electricity cost (ONEE rate per kWh) or a fixed rate defined by the property manager. Optionally add a fixed monthly fee to cover maintenance and management costs.

Activate monthly invoicing

Set the cycle closing date (for example the last day of the month) and the invoice delivery mode: email PDF, CMI direct debit, or export for the property manager.

Attribute a session to a unit

Each session is automatically linked to the resident’s unit through authentication.
  • Named RFID card: each resident receives a card linked to their unit. A single tap on the charger starts a session billed to the right lot.
  • watt.ma mobile app: authenticated residents start charging from their phone. The session is attributed to their unit.
  • Personal QR code: for occasional visitors, residents can generate a temporary QR code that bills the session to their account.
If a private charger is installed on a dedicated parking space, all sessions there are automatically attributed to the space owner, with no authentication required.

Pricing and VAT

Three rebilling models are available for condos in Morocco:
Morocco’s 20% VAT applies to charging services invoiced by the property manager or operator. Set the applicable rate in Account > Billing. For passthrough rebilling between co-owners, consult your accountant to confirm the tax treatment.

Tracking and reporting

Property managers get a dedicated dashboard that shows:
  • Total building consumption over the period
  • Per-unit breakdown, with kWh consumed and amount due
  • Outstanding payments and reminders in progress
  • Invoices issued, sent, and paid
